40Year.com, Inc. was conceived and registered in 2001 by John P Smiljanic, Engineer and MBA, in response to the growing need for professional, competent, and reliable 40 Year building recertifications in Miami-Dade County.  We also supported property owners in Broward County when the 40-Year program was introduced there in 2006.  Marc O Touze, Engineer, worked with the Company through his own Engineering Firm and also became a principal of 40Year in 2011.

We also offer a range of associated services including:  due-diligence inspections, damage evaluations, insurance claims support, reconciliatin of permit violations, and condominium reserve studies.

To better communicate our services in an ever-expanding technology, our website offers a convenient way to inform and educate interested property owners about the building recertification process as well as other services we offer.
